
Union Investment begins €70m redevelopment of former Meta HQ in Dublin
The former Irish headquarters of Meta is undergoing a €70m transformation into one of Dublin’s most advanced sustainable office schemes. Union Investment has started the redevelopment of 4/5 Grand Canal Square, with construction now under way and completion scheduled for early 2027.
The 18-month programme will deliver 250,000 sq ft of sustainability-led workspace in the South Docklands. Retaining the existing structure to reduce embodied carbon, the project will combine best-in-class environmental credentials with premium amenities designed to enhance wellbeing and collaboration.
Features will include receptions at both Grand Canal Square and Cardiff Lane, a business lounge, a ground floor café with outdoor seating, flexible workspace, a private gym and wellness suite, and a communal roof terrace with panoramic views.
A striking seven-storey glazed atrium will anchor the design, maximising natural light and creating space for collaboration.
“4/5 Grand Canal Square is one of Dublin’s most prominent office buildings and this refurbishment represents a significant investment in the future of the city’s business district,” said Seb Wilson, asset manager at Union Investment.
“By retaining the existing structure and reimagining it to the very highest sustainability standards, we are setting a new benchmark for low-carbon development in Dublin.”
Union Investment acquired the building in 2015 in a deal worth about €230m. Since Meta relocated to new offices in Ballsbridge in 2023, the property has been primed for redevelopment. Savills and Cushman & Wakefield have been appointed as joint letting agents for the scheme, expected to become one of Europe’s most attractive workplaces.
